Selling a Home with Pets: How to Prepare for Listing and Showings

It's easy to see how dog friendly the Queen City is — just head to any park, brewery or outdoor patio and you'll find a friendly furry face with a wagging tail. In Charlotte, pets aren’t just animals — they’re family. From backyards along the greenways to lazy afternoons on the porch, our homes are built around them.

But when it’s time to sell? That’s when strategy matters.

If you’re a pet owner preparing to list your home in the Charlotte area, you need to think like a buyer — especially one who doesn’t have pets.

Because what you’re used to… they’re not.

And that can impact your sale more than you realize.

The Hard Truth: Buyers Notice What You Don’t

Many cat and dog owners are around their pets so often that they become immune to lingering odors and hair. I'm not here to judge, because I'm regularly self-conscious that my home is one of those homes. Trust me, I can be quoted saying that my carpet cleaning machine has been one of my most used appliances in my home over the years. Don't even get me started on my Roombas — yes, that is plural, because ya girl needs it to run multiple times a week with cat hair and kitty litter racked everywhere. I even invested in one of those whole house scent diffusers that can hook up to your HVAC (love, by the way)! Which there's a fine balance to play when it comes to adding fragrance into the mix too. You'd think I have it covered. So folks like you and me may genuinely not notice anything off about our homes.

But buyers absolutely do.

Especially:

  • Buyers without pets
  • Buyers with allergies
  • Buyers with sensitivities to scent
  • Buyers concerned about replacing carpet or flooring

If a potential buyer catches even a subtle pet odor at the door, their brain often jumps to:

  • “We’ll have to replace the carpet.”
  • “This house probably has hidden damage.”
  • “I don’t want to deal with this.”

Even if the home is otherwise perfect.

First impressions are emotional - and emotional reactions shape offers.

Where to Start: Get an Honest Opinion Before You List

I'm always telling my clients that it's really never too soon to get proactive about forming the right strategy for you, because sometimes there are extra steps that may take more time than expected. One of the most valuable things you can do before listing your Charlotte home is ask your real estate agent for a completely honest assessment.

Not the polite version.

The real one.

I'm notoriously cited — and dare I say, appreciated — for telling it like it is. If there’s an odor issue, it’s better to address it upfront than let buyers silently deduct thousands of dollars in their heads. As a pet owner with a nose that may still be somewhat desensitized, I advise homeowners that if I notice even a hint of odor while touring their home, non-pet owners certainly will too. Therefore, it's crucial to take the necessary steps to mitigate it as effectively as possible.

Without further adieu, here are proven ways to freshen up your home without rehoming Fluffy or Fido.

How to Eliminate Pet Odor Before Showings

1. Air Everything Out

Open windows and doors to allow fresh air to circulate. Carolina humidity can trap smells, so fresh airflow is powerful.

Even 30–60 minutes of cross-ventilation can make a noticeable difference.

2. Deep Clean Hard Surfaces

Wash floors, baseboards, and even lower walls where pets brush against surfaces.

Use:

  • Vinegar-based solutions
  • Neutral floor cleaners
  • Pet-specific odor eliminators
  • Magic erasers work wonders on the wall corners that are dingy

You may also need to apply some touch-up paint to interior doors or frames if your pet has scratched them over time.

3. Clean Soft Surfaces Thoroughly

Pet smells settle into fabric.

Be sure to:

  • Steam clean or professionally clean upholstery
  • Wash curtains and drapes
  • Launder pet bedding separately
  • Add ¼ cup apple cider vinegar to laundry to help neutralize odor

4. Professionally Clean Carpets

Before listing, invest in professional carpet cleaning.

This removes:

  • Embedded hair
  • Dander
  • Deep-set odors

For many Charlotte homes, this is one of the highest ROI prep steps you can take.

Remember tip #1 about airing out? Don't skip this step, even after having the carpets cleaned. Damp carpets can still emit hints of a wet dog smell until they are completely dry. Aim to allow approximately 48 hours between cleaning and any showings.

If carpet is heavily worn or stained, we may even discuss replacement versus cleaning — because buyers will mentally calculate that cost.

5. Use Scent Strategically (But Lightly)

Candles, diffusers, and potpourri can help — but go easy.

Overpowering fragrance raises red flags. You don't want them wondering, "What are they trying to cover up?" It's also important to consider those with scent sensitivities. I recall a showing where the lavender scent was so intense that it triggered a migraine almost immediately, and I'm not particularly sensitive to fragrances.

Clean + neutral > heavily perfumed.

What to Do With Your Pets During Showings

Now let’s talk logistics.

Even if your pet is friendly, well-trained, and adorable — they should not be present during showings if possible.

Here’s why:

  • Some buyers are afraid of dogs.
  • Some buyers are allergic.
  • Some buyers simply don’t want to feel like they’re intruding.
  • Loose pets create liability risk.

Best Option: Remove Them Entirely

The ideal scenario:

  • Take them with you during showings, even if it's just for a ride down to the park.
  • Have them stay with a friend.
  • Use daycare or boarding temporarily.

This helps you keep the home fresh and show-ready between appointments while reducing stress for both you and your pet during busy showing days.

Second Option: Contain Strategically

If removal isn’t possible:

  • Keep pets in one contained, easy-to-clean area.
  • Avoid crating them during showings (it can make buyers uncomfortable).
  • Remove litter boxes from visible areas.
  • Remove food bowls when possible.

And always disclose instructions clearly to your agent so your agent can also give advanced notice to any buyers and their agents.

Don’t Forget the Visual Evidence

Even if there’s no odor, visible pet evidence can shift buyer perception.

Before showings:

  • Vacuum daily (especially edges of carpet)
  • Sweep wooden stair treads
  • Lint roll furniture
  • Remove pet toys and beds
  • Hide litter boxes
  • Clean glass doors of nose prints
  • Repair scratched trim or doors

You want buyers imagining their life in the home — not yours.

And the truth? Pet-related concerns are a common, silent objection. If buyers feel uncomfortable during a showing—even if it's due to a pet that won't be present when they live there—it can lead to a "this just doesn't feel right for us" moment, preventing them from making an offer.

The Goal: Protect Your Equity

This isn’t about hiding your lifestyle.

It’s about protecting your home’s perceived value.

With a strategic plan, you can:

  • Eliminate odor concerns
  • Remove buyer hesitation
  • Create a neutral, inviting environment
  • And still love your pets fully during the process

You just need the right prep strategy.
