What They Don't Tell You About Buying a House: 12 Must-Haves for Homeowners in the Carolinas

I don't need to tell you that the road to homeownership is long, complex, and—let's not forget—exciting! But when it's all done, and you're in your new home, you're still at the beginning of your homeownership journey. Many people simply don't talk about the realities of maintaining your home day to day and the time and effort it takes to do so. Because when you've invested in something as important as your home, you want to care for it well.
Working with buyers and sellers here in Charlotte and across North Carolina and South Carolina, I'm aware of what everyday maintenance of your home looks like. Keeping it in good shape is not only great as you're living there, but makes sure you maintain strong resale value if you plan to sell again in the future.
Here, we'll review some of the maintenance things you may not have thought of before, plus my must-have products for homeowners in the Carolinas that will help you keep your new house in tip-top shape.
Everyday Maintenance: What Homeowners Need to Know
Buying a house is a one-time purchase, but not a one-time responsibility. Caring for your home is an ongoing responsibility that's important for both the quality of your life, and to maintain or improve the resale value of your house in the future.
When buying a house, there are many things that aren't immediately obvious. I'm here to help you avoid learning these lessons the hard way. Here are some everyday maintenance considerations that homeowners in the Carolinas (and beyond!) need to think about:
1. Daily cleaning
I'm not here to tell you how to clean your home—I know you can do that! I just want to reiterate how impactful the right products can be in the daily maintenance of your home. By investing in good supplies, you can make cleaning easier, more effective, and quicker to complete. This all means you'll actually stay on top of things! Consider your daily cleaning products and supplies as an extension of the investment you made into your home.
2. Seasonal maintenance
Beyond your daily cleaning and upkeep, homeowners need to think about seasonal maintenance. Here in North Carolina, we have distinct seasons, where the climate changes drastically. That means considering different maintenance throughout the year, making sure you're staying on top of things at the right time of the year. 3. Climate considerations
Hand-in-hand with seasonal maintenance is considering the climate where you purchased a house. This is, obviously, the weather and temperature (e.g., is your house insulated for the cold? Or is the heat leaking out and costing more money?). Less obviously might be things like water quality. Again, here in the Carolinas, we have mineral-heavy water. This can impact the water pressure in faucets and the longevity of your pipes.
12 Must-Have Products for Carolinas Homeowners
Keeping these considerations in mind—everyday maintenance and seasonal or climate impacts—I've discovered some of the best products for homeowners, some particularly for those those in North and South Carolina, where I work with clients all the time.
I know they say "money doesn't buy happiness," but it can certainly buy you some convenience and time-saving when you're a homeowner! Here are 12 must-have products to try today:
1. Cordless vacuum
Vacuuming becomes so much easier when you invest in a good one. I love this lightweight cordless option because it's great for stairs, couches, and all the hard-to-reach spots. The edger tool is great to really attack the edges of your carpet against the baseboard where dust and pet dander gather the most. I especially love it because it's no-tangle for pet hair (and my long human hair), and I can use it on both my hardwood and carpet! The light also helps show all the dirt, so you can make sure you're getting everything. It's my go-to tool for my stairs and for the quick in-between my iRobot vacuum cleanings (you gotta take the leverage where we can!).
2. Carpet steamer
I raved on this product for years now, especially after they did an upgrade. It's the perfect compact steam cleaner for pet accidents, spills, heavy foot traffic areas, and more. In combination with a cordless vacuum, your floors will be squeaky-clean.
3. Washing machine cleaner tabs
Okay, so did you know you're supposed to clean your washing machine? Well, I didn't until after I had to call out an appliance repair shop because I kept getting black oily stuff on my clothes. Pop these tabs in and run your "clean cycle" and voila! Shiny and clean. Save yourself a call out to a repair person and just get these instead.
4. Faucet aerators
Faucet aerators may not be for every homeowner, but it's a big one I share with all of my buyers in the Carolinas. Our water seems to be mineral heavy, which impacts the water pressure. If you ever feel like the water pressure has suddenly started to decrease, I challenge you to go look under the sink faucet at that little screen... The first time I looked at mine, there was a black slime that almost made me throw up knowing I used that water to rinse my mouth out in the mornings after brushing my teeth. 🤢
Those little aerators need removed and cleaned. But when you, or the previous homeowner, didn't know that, it may just be best to replace them. This little $10 purchase will bring you peace of mind, is easy to use and makes me feel better that I have it on hand when I need to swap them out! Then, you can do monthly or quarterly cleanings to keep them fresh and unclogged - same with your shower heads!
5. Shower squeegee
Another issue with the hard water here in the Carolinas is that the minerals cause buildup. Simply taking an extra minute before you step out of the shower to squeegee the water off your glass and tile can help prevent that build up from clouding your glass and mildewing the grout. It's a simple preventative measure that keeps you from having to do deep cleans all the time or prematurely replace your shower components.
6. Stone cleaner and sealer
Something many knew homebuyers I work with don't know that granite, stone, and marble countertops need to be sealed every 1-3 years. And even more surprising to most, even if you just bought a new construction home, the builder doesn't seal your stone or tile!
So if you haven't sealed those up, time to do so. Certain household cleaners could dry them out, too, so you can also keep them looking their best with a specialized cleaner in addition to sealing and re-sealing them. If you use your kitchen a lot, you may need to re-seal even more frequently. The "water test" can help you know when it's time—drop a few droplets of water on the countertop and if it's not beading, it's time to re-seal.
7. Home stain cleaner
This little bottle is deceivingly powerful when it comes to removing mold... it's honestly a miracle-worker! Your washing machine is a prime location for mold to grow, especially along the rubber seal that doesn't often dry out fully. Other places that get mildew and mold buildup are in the shower and bathtub, along the caulking, or your rubber seal in the fridge and freezer. This product is super effective in removing it all!
8. Carpet cleaner
Folex is my go-to for stain treating on carpet, upholstery, and even clothes! I haven't found anything that does a better job at breaking down stains and getting the fabric to look fresh again. Perfect for spot-cleaning in conjunction with your carpet steamer. I love the product so much that I also highly recommend it for anyone who's invested in a short-term rental or Airbnb property!
9. Smart lock/deadbolt
Upgrading to a smart lock or deadbolt is a game-changer. Whether you forget your keys often, need to give access to multiple different people, or want to change your lock regularly for security, this smart lock has so many options to try. It's easy to install and very customizable—you can enter via a passcode, an app, a key, or other options.
10. Google Nest doorbell
Similar to a smart lock upgrade, a smart doorbell upgrade is something you'll regret not doing earlier! With a Nest video doorbell, you can see who's at the front door and communicate with them without opening the door. It's convenient and a great safety feature.
Together with the smart deadlock, these security upgrades give me so much peace of mind in my home. They're something I recommend as essentials for every single woman buying a home!
11. Home toolkit
Need to hang a photo or replace a doorknob? Get yourself a home toolkit. Even if you're not that "handy," having basic tools like a drill, hammer, nails, etc. can come in handy for simple repairs or replacements you need to make around the house. You'll honestly be surprised how much you can do with a home toolkit and YouTube video tutorials!
12. Drill-attachment brush set
Effective cleaning without any back pain? Yes please! This drill brush set has become a go-to recommendation for everyone in the Carolinas because it actually keeps all the red discoloration at bay from the mineral water. Since it's drill-powered, you're not manually scrubbing for hours. It's way more effective and time-saving to clean your bathtub or shower. (Thank me later!)
These 12 products are going to change your life as a homeowner (dramatic much?)... Or at least make things way more simple and streamlined to care for the home that you've invested so much in. Particularly if you're in North or South Carolina, the hard-water must-haves can really protect your home from premature wear and tear. It's putting upfront effort into preventative care that's going to pay off in the long-run.
